This is the July 2017 Real Estate Market Report for
Fort Collins CO Homes for Sale in Zip Code 80521


The 80521 zip code consists of the northwestern areas of the city, and includes the west side of the Old Town neighborhood. It is characterized by older existing neighborhoods and some less dense semi-rural development. Much of the Fort Collins affordable housing stock has traditionally been found in zip code 80521.

The lack of available homes for sale has depressed sales in the 80521 zip code so far this year - there have been 148 sales, ranging in price from a low of $215,000 to a high of $1,250,000, with a median price of $395,000 and an average price of $426,668. Market performance has been good, with an average days to offer of 22 and an average days on the market of 50. The sale price/list price ratio for these 148 homes was 99.7%, showing high buyer demand and a strong seller's market.


The number of available homes for sale in the 80521 zip code remains inadequate to meet current buyer demand, and only one of these homes is priced below $300K, our affordable housing ceiling  - there are 40 homes available for sale, priced from a low of $245,000 to a high of $1,725,000. There are an additional 39 homes under contract and waiting to close.

Hi Dick, I suspect that one listing priced under $300,000 will be under contract soon. With a super active market like Fort Collins CO, buyers and sellers shouldn't waste any time but start the process of listing and buying now.

Hi Dick --- I'm considering the idea of cloning when it comes to the lack of inventory in many neighborhoods in my market - it's just enough "outside the box" thinking that may work.  Or maybe the kind of thinking that could get me to take a vacation.

Hi Dick. Another lack of inventory situation in Fort Collins. Due to the highly competitive nature of the housing situation, it's imperative to hire the best possible representation for buying, or selling. You and Mary are the best option.
