The 80631 zip code covers the northern and eastern portions of Greeley, and includes the central business district and the University of Northern Colorado. It is characterized by established older neighborhoods, some new housing development, and semi-rural and rural areas to the north and east of the city limits.

 

Available inventory is running far below what is necessary to satisfy demand. There are currently only 21 homes on the market in the 80631 zip code, priced from a low of $74,900 to a high of $1,650,000, providing a very limited range of choice in location, size, style and price. There are another 58 homes under contract and waiting to close. Unless we see a significant rise in homes available for sale, we can expect strong upward pressure on home prices.

Market performance has been very good, with an average days to offer of 20 and an average days on the market of 48. The sale price/list price ratio for these 190 homes was 99.6%, indicative of high buyer demand and a strong seller's market.
