The lack of available inventory continues to limit real estate activity in Brown Farm. While buyer interest remains high, the lack of homes for sale has led to rising prices, and the neighborhood can no longer fit comfortably into the affordable home category.

Home sales were good in Brown Farm in 2016, with 37 homes sold, ranging in price from a low of $250,500 to a high of $375,500, with a median price of $314,500 and an average price of $318,169. Two years ago, the median price in Brown Farm was $222,500 and the average price was $226,363. Market performance was excellent, with homes selling very quickly - average days to get an offer was 11 and average days on the market was 46. The sale price/list price ratio for these 37 homes was 101.7%, indicating a strong seller's market and high buyer demand.

 

There is only one home available for sale at the present time in Brown Farm - a 2,533 sq.ft. 5 bedroom ranch priced at $365,000. There are another 4 homes under contract and waiting to close.

You did a great job on this housing market overview for Brown Farm. Sounds like it's been very active with homes selling quickly. The limited inventory is pretty telling and no doubt frustrating for buyers who would like to live here.

Hi Dick -- we are also seeing the definition of affordable evolve in our market as well.  As limited availability of homes for sale in many neighborhoods, this may be the new normal at least for the time being.   That's an impressive sale-to-list percentage for Brown Farm.

I suggest that homeowners who may be considering a move, that this may be the ideal time to sell.  It's especially true when it's followed by a call to Dick and Mary Greenberg to navigate the still very competitive waters of Fort Collins real estate.

Dick, we're finally getting back to a point where we don't have a bloated inventory. It has been so high that buyers were taking months rather than weeks to settle on a home.
