Limited inventory continues to be the main story in Brown Farm. Strong buyer interest and competition for the few available homes over the last several years has generated upward pressure on prices and moved the neighborhood away from its previous status as a popular affordable location.


There have been 23 home sales so far in 2016 in Brown Farm, ranging in price from a low of $250,500 to a high of $362,800, with a median price of $314,000 and an average price of $311,222. Market performance has been excellent, with homes selling almost as soon as they come on the market - average days to get an offer was 8 and average days on the market was 42. The sale price/list price ratio for these 23 homes was 101.8%, indicative of a strong seller's market and high buyer demand.


As a comparison, the median price in Brown Farm two years ago was $230,000 and the average price was $233,458.

Only two homes avilable in Brown Farm doesn't give buyers much of a selection.  I bet these won't last long.
