New home builders continue to be active in the Fort Collins real estate market, so the inventory is substantial - there are 135 new homes currently listed*, priced from a low of $279,900 to a high of $1,200,000, providing a nice selection of locations, sizes, styles, features and price. Of these 135 homes, 33 are finished and ready for occupancy, 78 are under construction, and 24 are yet to be built. Homes under construction and yet to be built offer the best opportunities to select finishes and features, and perhaps even some minor design modifications.

*Note: New home inventory is somewhat understated - builders usually do not list their entire inventory in the Multiple Listing Service (MLS).


New homes have been selling strongly in Fort Collins CO so far in 2016 – there have been 297 sales, ranging in price from a low of $130,000 to a high of $1,195,000, with a median price of $413,900 and an average price of $433,892. Average days to get an offer for the homes that sold has been 92 days, with an average days on the market of 138 - a bit longer than resale homes because of construction time. The sale price/list price ratio for these 297 new homes was 99.9%.
