Homes in Alford Meadows have sold well so far this year - there have been 14 sales, ranging in price from a low of $395,000 to a high of $660,000, with a median price of $433,726 and an average price of $481,890. The average days to get an offer was 90, with an average days on the market of 162. The sale price/list price ratio for these 14 homes was 99.8% - that would normally indicate a strong seller's market, but with a preponderance of new construction, this is more likely due to upgrades and options added to the original list price. And the presence of new construction would also lead to the higher than normal market time.

Hi Dick -- another good look at a Loveland CO neighborhood.  While ten is not a lot of homes, it does show that there is some inventory for buyers to consider.  I imagine that the new construction will be particularly appealing to those who prefer the never-lived-in-and-fresh variety.
