New home builders continue their high levels of activity in the Northern Colorado real estate market, offering homes in a wide range of locations, sizes, styles and prices. There are 143 new homes for sale in Loveland, ranging from a low of $273,400 to a high of $949,900. 40 of these have finished construction and are ready for occupancy, 78 are under construction, and 25 are to be built - the last two categories offer the best opportunities for choosing finishes, upgrades and features.

 

New homes have sold strongly in Loveland so far in 2015 – there have been 279 homes sold, with prices ranging from a low of $238,800 to a high of $738,000, with a median price of $363,400, and an average price of $399,782. Average days to get an offer for the homes that sold has been 90 days, with an average days on the market of 144. For these 279 homes, the sale price/list price ratio was 101.8%.

Note: In new home construction, the sale price/list price ratio frequently will exceed 100% because of added upgrades and extras, and the days on market my be longer than usual, due to construction time.

Hi Dick -- there's nothing quite like a brand new home and it's good to see a healthy level of inventory available(and sold) in Loveland CO.  Buyers should remember it costs them nothing to have their own representation to protect them.  Call Dick and Mary Greenberg before you start your search.

You gotta love that new home smell. This is a great segment of the market to target. Buyers for this type of home are specifically searching this category.
