There is a lot of new home construction occurring in the area at the present time, so there is a substantial supply to choose from - there are 155 new homes currently listed for sale, priced from a low of $224,900 to a high of $1,200,000, providing lots of choice in location, size, style and features. With many of these homes, there is still time to select finishes and features, as well as the opportunity to build from scratch. And the inventory above is considerably understated, since builders typically do not list their entire inventory in the Multiple Listing Service (MLS).

New home sales continue at a strong pace so far in 2014 – there have been 434 new homes sold, priced from a low of $115,000 to a high of $950,000, with a median price of $262,963 and an average price of $312,221. Average days to get an offer for the homes that sold has been 56 days, with an average days on the market of 109. The sale price/list price ratio for these 434 homes was 100.7% - note that new homes frequently sell above list price because of upgrades and extras.

So great to hear about new homes for Sale in Fort Collins Colorado Dick. Many people want brand spanking new and you folks have a good supply coming on. Nice reporting.

There's a lot of demand for new construction homes in our area as well. Your inventory looks good, but to wade through the options, one really needs the assistance of experienced agents like Mary and Dick. The on-site agent represents the builder--not the buyer!

Dick, it's nice that there is so much new construction in Fort Collins. Buyers need to know that they need their own representaion when buying new construction. They want to hire Mary and  Dick Greenberg to ensure their best interests are looked after and the best deal is negotiated for them!

There seems to be a pretty good amount of inventory in what is affordable in the Fort Collins area for new construction, Dick Greenberg.  And, I know that you and Mary Greenberg are working hard for your buyers and sellers to find them the home of their dreams!

My favorite homes to sell are new homes. I love watching them go up and seeing them finished, I am in negotiations for taking over a huge subdivision but it is not going fast enough for my nerves.
