Hi Dick - beautiful photo.   That's quite a range of prices in Mariana Butte in Loveland CO - if a buyer is looking in the area it appears there will be something for almost everyone.

Beautiful part of the state. The DOM average could be affected, and a bit higher, because of the fine choices in an exclusive region. Then there's the seasonal thing. Just a theory.
