November Property sales were 229, up 9.6% from 209 in November of 2010 and 18.8% lower than the 282 sales last month. November 2011 sales were at a mid level compared to November of 2010 and 2009. November year-to-date sales of 3,100 are running 3.4% ahead of last year's year-to-date sales of 2,998.

The Median Sales Price in November was $163,000, up 7.2% from $152,000 in November of 2010 and down 3.6% from $169,000 last month. The Average Sales Price in November was $178,219, down 2.4% from $182,658 in November of 2010 and up 0.8% from $176,725 last month. The November 2011 Average Sales Price was at a mid range compared to November of 2010 and 2009.

The Total Inventory of Properties available for sale as of November was 1,403, up 0.5% from 1,396 last month and down 21.8% from 1,795 in November of last year. November 2011 Inventory was at its lowest level compared with November of 2010 and 2009. The Average Days On Market for November was 75, down 14.8% from 88 days last month and down 6.3% from 80 days in November of last year. The November 2011 Average Days On Market was at its lowest level compared with November of 2010 and 2009.
Real estate activity in Weld County CO continues to show slight improvements over previous years, even when seasonal slowdown effects are factored in. Market activity remains generally low, but also continues to be stable.
